Complaint Handling

The Property Ombudsman

We take any complaint against our business very seriously and aim to resolve the matter as quickly as possible.  In the unlikely event that we are unable to resolve you complaint then these should be passed to The Property Ombudsman.  A full copy of our complaint procedure is available on request.

Important Note

Our contractors have been authorised by Action Property Management to deal with repairs relating to communal areas only. If the repair does not relate to a communal area then they are normally happy to assist however you will be charged separately. You should agree costs in advance before works are undertaken. If your property is rented then you are strongly advised to contact your landlord or letting agent.

If calling the emergency services then please be very clear as to how to access the apartment block and confirm where your apartment is located within the block.  Some of our sites have multiple blocks / entrances and access roads which may slow down response times if clear information is not provided.

Administration Charges

In the event that your Service Charge or Ground Rent is not paid by the due date the following fees may be charged.

Arrears Letter – £40.00

Court Action Letter (Letter Before Action) – From £150.00

Returned payment – From £10.00 (recharge of any cost made by the bank)

When dealing with an apartment sale we charge an all inclusive fee of £320.00 for administering the sale of a property.  This  fee includes providing a response to the standard sales questionnaire and all additional enquiries in relation to the sale.

No charges are made for supplying documents relating to the management of your property including providing copies of building insurance policies.

Replacement Fobs & Permits 

The following charges are made for the replacement of lost or damaged fobs:

Garage Remote Fob – £50.00

Door access fob (including garage access at No.1 . Dock Street) – £45.00

Flood Permit for parking on Nunnery Lane (Emperors Wharf) – £45.00
